For the most part, buyers have very specific ideas about what they're looking for in a home. Not all buyers are looking for the same thing in all houses but buyers do have certain things in common. Regardless what specifics a buyer wants and needs in a home, there are some features that all buyers want, expect and look for. By appealing to these expectations, you can hasten the sale of your home.
The first thing the buyer sees is the exterior of your home. 'Curb appeal' is everything when it comes to enticing the buyer to come inside. If the exterior is unappealing, the buyer will most likely pass on the chance to see the interior. Paint the exterior, including all trim and freshen up landscaping. If the weather permits, add lots of flowering annuals to increase your property's appeal.
Inside, fresh paint in warm, neutral tones is a huge plus. Attractive, current light fixtures are fairly inexpensive and can make a big difference. Dated light fixtures create a sense that the entire interior needs to be redone and that task is often more than most buyers want to think about. If the fixtures in your home look good, be sure they are also clean. It's easy to forget about dusting the lighting and ceiling fans.
Worn floors and carpets can also discourage buyers. If your carpet is dated, stained or worn, it instantly translate to 'this needs to be replaced' in the buyer's mind. In relative terms, new carpet is an inexpensive improvement. Pick a neutral tone and a substantial pad that feels cushy and luxurious. Replace vinyl or tile floors that are anything less than perfect. If your hardwood floors aren't gleaming, hire a professional to get them into shape before the first buyers come over the threshold.
The garage is one area that many homeowners would like to forget about. A dirty, cluttered garage won't help sell your home. Clean the garage and get rid of all the clutter. If possible, have it finished in sheetrock and paint the walls white or off-white to brighten the space. If the concrete floor is less than pristine, seal and paint it with concrete paint. Since storage is a big request, buyers are always impressed with good, quality storage in the garage.
After you complete the major preparations, you'll want to tour your home as a prospective buyer would. Clean and polish from top to bottom, organize closets, get rid of clutter, pack up collections and see to it that everything sparkles. Go for the 'model home' look. Invite a friend to inspect your home in the role of a prospective buyer and see if your efforts can make the sale!
