You're always on public display. People are tromping through your house day and night. Beds have to be made every day and dishes washed immediately. Yes, selling your home isn't always fun. You may feel that you can never really relax and just be yourself. Stay calm. Stay cool. It's all worth it in the long run.
Agents do their best to give you as much notice as possible. The more available your property is to show, the easier it will be to sell. If you say 'not now' to an agent, they will probably bypass you and show other homes. You may miss out on a sale.
Try to always be within 30 minutes of any impromptu showing. If your agent has not already suggested it, ask about the possibility of placing a secure 'lock box' with your key inside. Only bonded agents have access and it allows them to enter your home, with your permission, at any time.
To take full advantage of these impromptu showings, never leave your home in a mess. No one can be perfect all the time, but always make sure things are tidy, neat and dusted. If you don't have time to clean the kitchen, at least clear the table and countertops, load the dishwasher or stack dishes neatly in the sink. Make it a habit to hang your clothes up every day instead of flinging them across the bedposts. Newspapers and magazines will do just fine in a neat stack.
It's a great idea to remove kitchen trash every day to reduce unpleasant odors. There are many new products on the market to make cleanup easier. Keep some of these new tools on hand and give the floors and furniture a quick swipe once a day, if possible. This is especially important when you have children or pets. And don't forget the front door. A sparkling entry way is great for a good first impression.
Leave a few lights on, even during the day and especially in dark areas. If your basement, storage room or garage are void of windows, a light is a nice safety measure and says welcome. If your agent has notified you that someone is coming by, turn ALL of the lights on, even during daylight hours. It creates a homey appearance from the street and makes your rooms look bright and cheerful.
