READY TO SELL

You're always on public display. People are tromping through your house day and night. Beds have to be made every day and dishes washed immediately. Yes, selling your home isn't always fun. You may feel that you can never really relax and just be yourself. Stay calm. Stay cool. It's all worth it in the long run.

Agents do their best to give you as much notice as possible. The more available your property is to show, the easier it will be to sell. If you say 'not now' to an agent, they will probably bypass you and show other homes. You may miss out on a sale.

Try to always be within 30 minutes of any impromptu showing. If your agent has not already suggested it, ask about the possibility of placing a secure 'lock box' with your key inside. Only bonded agents have access and it allows them to enter your home, with your permission, at any time.

To take full advantage of these impromptu showings, never leave your home in a mess. No one can be perfect all the time, but always make sure things are tidy, neat and dusted. If you don't have time to clean the kitchen, at least clear the table and countertops, load the dishwasher or stack dishes neatly in the sink. Make it a habit to hang your clothes up every day instead of flinging them across the bedposts. Newspapers and magazines will do just fine in a neat stack.

It's a great idea to remove kitchen trash every day to reduce unpleasant odors. There are many new products on the market to make cleanup easier. Keep some of these new tools on hand and give the floors and furniture a quick swipe once a day, if possible. This is especially important when you have children or pets. And don't forget the front door. A sparkling entry way is great for a good first impression.

Leave a few lights on, even during the day and especially in dark areas. If your basement, storage room or garage are void of windows, a light is a nice safety measure and says welcome. If your agent has notified you that someone is coming by, turn ALL of the lights on, even during daylight hours. It creates a homey appearance from the street and makes your rooms look bright and cheerful.

Who knows? Your good habits might follow you to your new home. Wouldn't that be nice?

Changing the furnace filter is one of the easiest maintenance tasks you can do yourself. It's also one of the most important items on your monthly maintenance list, and one that can have a huge impact on your comfort as well as your utility bills.

The furnace filter should be changed every month during the heating season. If your central air unit uses the same system, change the filter monthly all year long.

The filter pulls dust, pollen, dirt, carpet fibers, and pet dander out of the air that circulates in your home. This keeps the house cleaner, and it helps keep allergies from becoming worse. The filter can get clogged rather quickly, and then air struggles to pass through, which makes the furnace work harder, which drives up the cost to operate it.

It may seem silly to replace the filter monthly, but a fresh filter only costs a few dollars and goes a long way to reducing utility bills, improving the air quality in your home and reducing the stress on the furnace. You can save money too by buying a case of furnace filters instead of one or two at a time. Having a supply on hand will lessen the chance that the filter won't be changed on time. You won't have to run to the hardware store each time you change the filter!

The filter is usually located in the furnace near the entrance for the cool air like the cold-air return duct or at the entrance to the blower chamber. Sometimes it's located in both places. Check your furnace's manual for specifics.

When you find the filter, simply slide it out and replace it with a new one. Make sure that the airflow arrows on the side of the filter are pointing the right way.
A case of filters and easy, monthly changes will go a long way to benefiting everyone in the house!





Jennifer and the Venturas

Jennifer And The Venturas came to be in the fall of 2000, when the veteran rhythm section of the band, Dan Electro And The Silvertones, teamed up with vocalist, Jennifer Sweat.

FridayFest on the Bay at the Van Wezel Performing Arts Hall, is a free music series held once-a-month, May through October, drawing together the best of the Gulfcoast – its people, products and lifestyles, entertainers and uncompromising sunsets. The event is a community celebration bringing together everyone who enjoys great music, food, fun, and the beautiful Sarasota Bayfront. Area businesses have joined together to create a special summer season event to highlight all that Sarasota has to offer. Each month, residents and visitors alike are invited to come join the party! Along with live music, there will be food, beverage and arts and crafts vendors. Bring lawn chairs or blankets – NO COOLERS PLEASE! Each festival takes place on Sarasota Bay at the Van Wezel Performing Arts Hall from 5 to 9 PM and is open to the public.
