WHAT IS PART OF THE HOUSE?

Appliances quite often go with the house. And they can become a part of the negotiation. So how much do you know about them? If you're in the process of working through a contract, take the time to pay attention and ask questions.

You can often get a general sense of how well appliances are working by just looking at them. Does the washer show signs of rust? Does the refrigerator look like it has been there forever? It's OK to ask the home owner for any documents such as Owner Manuals, Warranties or repair tickets and additional warranties. This will give you a more educated opinion on which to base your offer. If all the appliances are old, or if the home owner wants to retain them, you will need to factor in the cost of replacement, when making an offer to purchase.

Is the microwave built in or sitting on a countertop? The same thing goes for the cook top and such items as window fans and air conditioners. The rule of thumb is, if it is built in, it becomes part of the structure. But if it is free-standing, it may not remain. If in doubt - ask. Once you've come to an agreement on price and have an accepted offer, ask your inspector to take a look at the appliances. You will be better prepared financially if you have some idea of when to expect replacement costs to pop up.

Don't throw that blackened pot away


Many of us have forgotten to turn off the coffee pot, only to return to black sludge in the bottom of the pot. You may be inclined to throw it out, pot and all! That may not be necessary.

To clean it as good as new, remove the burnt coffee as best you can, particularly from glass pots, and place several ice cubes and a bit of salt in the cooled pot. Swirl around.

Another method for removing the offending and smelly residue is to place a generous amount of baking soda in the bottom, add water and boil for a few minutes. Let it cool and clean in the usual manner.


Shelf Paper???



Resist the temptation to line kitchen cupboard shelves with contact paper or shelf paper. Contact paper curls at the edges in a short time, and crumbs can collect at the edges. Crumbs can also work their way under the shelf liners, and become an attractive hiding place for bugs. Instead, pull everything out of the cupboard from time to time, and wipe the shelves with soap and water. If you prefer a more finished surface, paint on a couple coats of semi-gloss paint.
