We've all been hearing about "Sub-Prime". While the "Sub-Prime" mess will impact us all in some way, we should focus on the actual numbers. In 2006 approximately 27% of all mortgages were "Sub-Prime", accounting for approximately $700 billion dollars. Approximately 13% of that number are, or will be in foreclosure. That translates to $91 billion of $2.6 trillion, or 3.5% of the total mortgage market. You could also say the 96.5% of the mortgage market is not anywhere near foreclosure. Pretty reassuring !
Real Estate values in the Sarasota / Bradenton area have seen the first reversal in recorded history. Sarasota, Bradenton has seen the least deterioration of any community in Florida. That's a testament to the desirability of Sarasota , Bradenton. Prices have begun to slowly rebound indicating the bottom has been reached. The Sarasota, Bradenton community remains the most sought after area in Florida for relocation and retirement.
What does this mean to you? If you're looking to relocate, purchase a second home, or invest, Now is the time! While the number of "Quality" properties on the market are plentiful, the numbers are not overwhelming. A rebounding first quarter could see the best properties gone!

| Sarasota Home Sales reported in October were down slightly from last year. Asking price versus sales price rose over 2006 to 92.4%. Sales in October also increased by 14% over September. While some areas of Florida have seen dramatic sales drops, Sarasota has consistently performed better than other regions of the state.
While many quality homes remain on the market it is becoming clearer that the bottom has been reached in the Sarasota Real Estate market. Our recommendation is to begin your search for that new home. Your choices will never be better!
